In 2019, Cook County Assessor Fritz Kaegi re-assessed the north and northwest suburbs shifting the tax burden towards non-residential property owners. However, on appeal, the Cook County Board of Review shifted the tax burden back towards the homeowners.
Kaegi argued that the Board of Review’s shift back towards the homeowners places an inequitable reliance on residential property owners to be accountable for paying the property tax load. However, when big commercial properties are not present in a community, the homeowners may be the only source to pay the property taxes.
Kaegi views that this disparity is what keeps tax rates higher in these suburbs compared to other parts of the County.
