Property owners are getting their first look at how Cook County Assessor Fritz Kaegi’s new proposed valuations will affect Chicago, and while nothing is final, the new data may send chills down the backs of apartment building owners and their tenants.

Rental building valuations are slated to jump an average of 260 percent in Rogers Park Township on the Far North Side. For example, the average rental apartment building would leap to $234,914 from $65,213 in 2018.

Nothing is final because property owners have three stages to file an appeal. In order, a property owner can file an appeal to the Cook County Assessor’s Office, the Cook County Board of Review, and either the Cook County Circuit Court or the Property Tax Appeal Board. All stages of appealing are independent from each other.
